A premium eight-storey commercial office building in the emerging regional hub of the north is celebrating a significant construction milestone.
The Playford Commercial Hub in Elizabeth has now reached its highest point, marking the topping-out of a 6000-square-metre transformative development. The project is being delivered and privately funded by leading Australian developer Pelligra Group.
Now a noticeable feature of the Main North Road streetscape, the modern office complex is attracting companies seeking a foothold in the epicentre of South Australia’s growth, with numerous a-grade parties confirmed or under negotiation to occupy the building.
Mayor Glenn Docherty said the milestone signalled an exciting time for Elizabeth, with the Playford Commercial Hub to play a pivotal role in building a thriving CBD that will be the civic, cultural and economic centre of the region.
“This is a catalytic project that will help advance our city in a very positive direction,” said the Mayor.
“The Playford Commercial Hub will grow our business community, generate employment and interest in commercial development in Playford, but most importantly, it will start to bring ours and the state government’s shared plan for Elizabeth to life.”
The Greater Adelaide Regional Plan identifies Elizabeth as the significant regional hub of the north, servicing a growing catchment of more than 500,000 people and ten additional residents each day.
Continued private sector investment in the Playford CBD will play a key role in expanding the range of services and amenities available to northern Adelaide residents, supporting economic growth and improving access to essential facilities.
“Elizabeth is the regional heart of northern Adelaide and private investment in our CBD is strengthening our community’s future. By delivering high-quality amenities and strengthening local services, we’re creating a vibrant city centre that attracts investment, supports local businesses and provides residents with more opportunities closer to home,” said Mayor Docherty.
Pelligra Group Chair Mr Ross Pelligra said the development reflects the Adelaide business community’s strong confidence in the north.
“The delivery of the Playford Commercial Hub has progressed with strong momentum, with this milestone bringing us one step closer to delivering a dynamic and sustainable destination for people to do business in the north.”

The Playford Commercial Hub is set to be complete in early 2027.
